I have nearly completed my self assesment form ! but I am stuck in one section.
I rent out my spare room and I have ticked the boxs:
Do you want to 'claim rent a room relief; and 'did you receive rent of 4250 or less'.
Next page asks for 'Rents and other income from Property' which I have filled in as £1020.00). I dont have any expenditure to deduct as am using the rent a room scheme.
The form states my 'Taxable profit for the year is £1020.00 which calculates that I owe them £204.00
I have redone the form, leaving this section blank and not fill in the 'Rents and other income from Property' £1020.00. The tax shown is now calculated as zero
This is correct. If you look at SA105 (UK property notes) it tells you:
Box 4 If you are claiming Rent a Room relief and your rents are £4,250 or less If you let a furnished room or rooms in your own home (excluding a room used exclusively as an office) and your total income was less than the Rent a Room exemption, £4,250 (or £2,125 if let jointly), put X in the box. Total income means the rents for the year to 5 April 2011 plus any income from services you provided. If that is your only letting income that is all you have to do on the UK property pages.
