Accountant's Certificate
Permalink Closed

Has anyone been asked to complete one of these to certify/confirm a sole traders income?

The title is 'Confirming income for all self employed applicant's' but they will only accept this from UK Qualified Accountants who are either chartered, certified or hold one of the qualifications listed (all the usual suspects....CIMA/ACCA etc including A.A.T).

How is it that competent people can produce these accounts, the tax comp and file with HMRC.......but not this certificate?? What to do????

I am in a bit of a sticky position and wonder if there is any way round this?

The requirement varies from one finance provider to another.

Some will accept FIA, AIA, AAT, etc. others expect ACCA, CIMA, ACA, etc.

Basically, it's their money so they get to set the rules on what is required for evidence of income.

Do you have any qualified accountants that you deal with as they would be able to do this as an assurance engagement (there will be a charge).

Alternatively get in touch with the loan provider and see whether they will accept HMRC tax calculations (most will as that in itself is sufficient appropriate evidence).

HTH,

Shaun.

I had the same Count, I gave them my credentials, but as i wasn't an accountant, yet still prepared the accounts for the sole trader they were happy with what i provided them and they got the mortgage.

Fill the form in fax it off and see what happens. they will probably phone back asking a few questions and just explain it to them. they normally require an SA302, and as there agent you can request such information.

see this thread for more info: http://www.book-keepers.org.uk/t36804740/accounts-for-mortgage/

Thanks will do......I will leave the 'qualification' field blank!!

They have SA302 for the previous two years - they are asking for a forecast for the year just ended (31 March).

I am working away trying to get the accounts finalised but the SA302 will take too long so will have to complete the form in any case!
