Business rates where you use part of home as business
Permalink Closed

Hi all

Do you know if there is a requirement to advise the council if you are running a business from your home, I have a client who is setting up a small pottery business in half of his garage and he has asked if he would need to pay business rates on this portion of the property ?

Thanks

Jane

I understand that you are required to notify the local council if you are trading from home. Practice seems to vary from council to council. My understanding is that, where a room is fully dedicated to business use, business rates will be payable. My home office is only partly used for business, so no rates are payable.
I will be interested to know what experience others have had.

Agree with Les. Just be careful about the part in the garage, on this front and expecting to put any expenses through the business for any conversion costs - if thats an issue, see loads of posts on here on such and be careful on the capital gains issue. Actually be careful on the capirtal gains issue if using the one space for just business!!!!

www.gov.uk/introduction-to-business-rates/working-at-home is a useful start. Loads more on the gov.uk site as a steer.

Thoughts are my own/not to be regarded as official advice, which should be sought from a suitably qualified Accountant.

You should check out answers with reference to the legal position

Thanks Both

Interesting and helpful advice. I would be interested if anyone else has any experience.

My understanding is as mentioned above. Partial use is generally ok. A full conversion to, let's say, a Dental Surgery in your garage, would incur charges. In some cases (not being a builder) planning permission, or similar would be needed if removing garage door for a window.
