What is the most tax efficient and less complicated to work from home.  I have an office at home, which isn't in a bedroom it's on a kind of mezzanine floor.  Is it better to use my home address or a virtual address. 

One thing to point out is that I privately rent my home and I haven't yet spoken to my landlord about operating from home.

Why does your landlord need to know? As long as you don't have a stream of clients coming and going from your address and you don't disturb anyone it should not make any difference. Obviously if you are going to then yes, you do need to talk to your landlord incase there are any issues this may cause.

Clients don't like "vitual offices" - how can anyone trust someone with thier financial records when the person does not trust them to know where they are (whether an office or home address). It has nothting to do with tax or complilcation - but trust.

Might be worth reading the terms of your rental agreement.  You may not be allowed to run a business from home.

What about rates? If I have a dedicated office doesn't that part of the property have to have business rates rather than residential?

The idea is that the area is not just an office but used for other things - bedroom, TV/entertainment room, etc., then business rates do not come in to the equation nor would you have the problem of capital gains tax when selling the property.

I would definitely look at the rental agreement to see if you are allowed to run a business from home, ie advertise your home address as a business address.

If not, then have a word with your landlord and see what they say.

A virtual office is ok for say mail forwarding or even so if you have the use of a meeting room for client meetings if needed, but the problem you may have is finding one local to give the impression that you are local to your area.

I have already used mail forwarding service for 4 months. In this moment it's the most convenient way to deal with my mail. But i don't know how long it will be necessary and urgent.
