Use of Home - More than just an office

Hi all.. sorry its been a while since visiting here. Had a bit of luck with some jobs so been trying to keep busy.

I was wondering if I could get some advice on the following.

A client is running a dog walking / boarding business from home. She is registered with local authorities which allow her to keep 5 dogs on the premises, 1 of which is there own pet. Her licence states that each dog must have their own room.

Am I right in saying that I can claim for 4 rooms out of the 8 that the house has (the 5th room is used for their dog)

She then uses each room for the pet for 24 hours a day whilst boarding, for about 6 days a week. However, the dog may be in say the living room, whilst the family is also in there watching TV. There's no specific cut of hours associated with the pets, except at night. How would I apportion this?

H, does anyone have any suggestions on how to calculate a reasonable element of use of home for this business? Thanks

I think it is just a case of claiming a fair and reasonable proportion of expenses that relate to the business.

however, are there other potential issues to consider, capital gains on the property, business rates etc.

Thanks Phil,

At the minute I think we are going to use about 18% of council tax, insurance, L&H and mortgage interest. Its hard because HMRC stipulate that its got to be solely and exclusively for business use. This isn't the case when someone is watching the TV whilst they look after a dog in the room. When this exclusivity happens is mainly at night when they are locked up in separate rooms, and for a few hours in the day. So I'm basing the calculation on 4 out of 8 rooms, 6 days a week, 10 hours a day.

Client thinks its low, but she is also claiming a % of the cleaner bills and use of telephone.

Does this seem reasonable to you?
