VAT on water rates

Hi, 

 

My boss has some property's that he lets out.  A water bill has come in his name for one house, with the amount being £300.  As my boss is VAT registered, when I pass on the bill to the tenant do I charge VAT, so £300 + 20% VAT?

 

Any help/advice would be appreciated.

Usually, the rental agreement provides that water rates are paid by the tenants as part of the rent. This means that, if the rent is VAT exempt, then the water rates are also exempt. If the rents are vatable, then the rates also become vatable.
What type of property? And what does the contract say?

Hi, 

 

It is a residential property (4 bed detached house).  My boss has kept the water supply in his name - he his to pay it and the tenants then pay him.
