You have come across a VAT hot potato! Usually room hire, even with minimal additional services should be VAT exempt. If the projector hire is an optional extra it is vatable. If it is part of the overall hire charge, it is part of the exempt supply.
Rental of desk space is usually more than the rental of space! It grants the user the right to use other facilities, such as wifi, coffee, telephones, etc. This means it is no longer an exempt rental of space, but a vatable service.
